Rules at Highway 90 Rv Resort & Storage

IMPORTANT

By renting a space at Highway 90 RV Resort & Storage, you agree to follow all park rules. Breaking these rules or being asked to leave will result in forfeiture of any prepaid rent or fees. No refunds will be issued under these circumstances.

Safety

•Management assumes no liability for loss or damage to property or injuries caused by others while on the premises.

•Speed limit: 5 MPH.

•No display, discharge, or possession of a weapon (gun, knife, etc.) in a way that may alarm others. Hunting is prohibited in the forest.

•The possession, sale, or manufacture of illegal drugs or drug paraphernalia on the property is strictly prohibited.

•Guests may not have regular visitors unless approved in writing by management. Unauthorized visitors must leave immediately.

•If law enforcement is called to your site for any reason, management reserves the right to ask you to leave immediately with no refund.

•Utilities provided: Water, sewer, trash, and electricity. Wi-Fi is not guaranteed.

•Management may communicate via text message; we are not responsible for any data or text charges.

•Campfires are only allowed in a metal fire pit (max 3 feet in diameter) and only if approved by the fire marshal. It is your responsibility to verify approval.

•You are responsible for checking the electrical connection’s integrity before plugging in your RV. Management is not liable for any damages.

•Indemnity & Waiver of Liability: You agree to hold the park harmless against claims, damages, or injuries caused by you or your guests.

•Only management can access the mailbox on Highway 90. 

Restroom & Laundry Room Rules

  • For the safety, cleanliness, and comfort of all residents, only registered tenants are permitted to use the park’s restroom and laundry facilities. Family members, guests, or any non-tenant individuals are not allowed. Violations will result in a $100 fee and possible suspension of amenity access.
  • Use of hair dye or any chemical treatments in the restroom or laundry facilities is strictly prohibited. A $100 fee will be charged for any violations.
  • All tenants must turn off lights and water faucets after use. Failure to do so will result in a $50 fee per occurrence to help conserve resources.
  • Restrooms are designated by gender and must be used accordingly. Please respect the designated facilities to ensure privacy and comfort for all residents.


Sanitation

•Washing campers or vehicles on-site is prohibited.

•Keep your RV site free of litter and clutter. Maintain clean and orderly fashion around your RV.

•Do not dispose of grease or sanitary products in sinks or toilets—use the designated outside trash containers.

•Do not leave trash outside overnight. All trash must be placed in the designated dumpsters.

Aesthetics

Aesthetics

  • RV Requirements: Must be 2010 or newer. Older RVs require pre-approval with photos.
  • No tarps or window-unit air conditioners.
  • Limit: 1 RV and 1 vehicle per space. Additional vehicles may be subject to a minimum $50/month charge.
  • No clotheslines, tents, unregistered, or non-inspected vehicles.
  • Non-working/inoperable vehicles must be removed immediately. Failure to do so will result in towing at the owner's expense.
  • No vehicle repairs are allowed on-site.     
  • No washing of cars or RVs.
  • No swimming pools or trampolines allowed
  • RV spaces must remain clean and orderly at all times. Excessive clutter, debris, or disorganized items around the unit will result in a $75 site cleanup fee.
  • Parking is only allowed in your designated space. Any vehicle, trailer, or equipment found parked in another RV site or on a vacant lot will be charged a $125 lot storage fee per month until removed.
  • No cargo, utility, enclosed, or box trailers may be stored on site unless written approval is given by management. Unauthorized trailers will result in a $75 per occurrence fee.

Quiet Hours & Guest Behavior

•Quiet hours: 10:00 PM – 7:00 AM.

•Loud, disruptive, or drunken behavior is prohibited and will result in immediate removal with no refund.

•No ATVs or 4-wheelers are allowed. Boats are subject to approval and additional costs.

•Parents are fully responsible for the behavior and safety of their children. Children must not disturb other guests.

•All overnight guests must be registered by submitting a government-issued ID to the Office.

•Guests must notify management if expecting more than one visitor per day.

•This resort is for residential use only. No businesses may operate on-site.

Pet Policy

•Leashes required at ALL times. Pets cannot be left unattended.

•No excessive barking or disruptive pet behavior.

 •You MUST pick up after your pet. A $25 fine will be charged if cameras show a violation.

•Support animals require documentation submitted to management.         

•Residents are not permitted to install fences, dog runs, animal pens, or any type of permanent or semi-permanent structures without written approval from management.

•Any unapproved installations will be subject to immediate removal at the resident’s expense, and a $100 violation fee may be applied.

Prohibited Dog Breeds:

•Pit Bull                                         •Rottweiler                                       Bulldogs

•Husky •German Shepherd •Chow •Any aggressive dog

Other Rules

•A sewer hose “Donut” or “L” connector is required.

•All complaints must be submitted in writing and signed to be considered.

•Guests may not assign or sublet their site.

•No refunds will be issued, except under special circumstances at management’s discretion.

•We do not accept personal checks.

•Max occupancy per site: 2 adults, 1 child, and 1 pet.

•No swimming in the pond.

Conduct/ Behavior

All Residents and guest are expected to behave respectfully and responsibly while on park grounds. This includes, but is not limited to:

  • Treating other residents, guests, and staff with courtesy.
  • Keep noise at a reasonable level.
  •  Maintaining a clean and safe environment.
  •  Following all park rules and policies.

I understand and agree that failure to adhere to these standards or comply with park rules may result in warnings, fines, being asked to vacate, or eviction, and that no refund of rent or fees will be issued in such case.
